How to Verify Any Builder

Check RERA Registration

Every builder's project must be RERA-registered. Visit your state's RERA portal (haryanarerastate.gov.in for Haryana, up-rera.in for UP) and verify the RERA number matches the project.

Check for Ongoing NCLT Cases

Search the National Company Law Tribunal (NCLT) database at nclt.gov.in for any insolvency cases against the builder or their parent company.

Verify Past Project Delivery

Ask for possession certificates from at least 2 completed projects. Verify the promised vs. actual handover dates. A builder who delivered late once is more likely to do so again.

Search Consumer Court Records

The Consumer Protection (E-Commerce) Rules require disclosure of complaints. Search the NCDRC (National Consumer Disputes Redressal Commission) database for active buyer complaints.

Get an Independent Legal Review

Never rely only on the builder's documents. Get an independent lawyer (not the one the builder recommends) to review the sale agreement, title, and encumbrance certificate.
