Hospitals, schools (quality-weighted), malls, and essential retail within a 5 km radius.

Road connectivity

20% weight

Access to expressways, national highways, and ring roads. Affects both liquidity and appreciation.

Park/golf-facing units vs. road-facing units — premium factored in.

Amenity loading

Club facilities, pool, concierge — assessed for whether price premium is justified vs. comparable projects.

Floor Space Index liberalization by state authorities affects land value and therefore property values.

Binary and weighted checks on legal cleanliness of the property.

Whether Mangal's legal team has independently verified the title chain, encumbrance certificate, and ownership history.

NRI/FEMA eligibility

Whether the property type and location permits NRI purchase under FEMA — residential properties are typically eligible, agricultural land is not.

Occupation certificate status

15% weight

For ready-to-move properties: whether OC has been granted. Under-construction: whether commencement certificate is valid.

What the Score Is Not

Not influenced by builders

Builders do not pay to improve their score. The score is computed from external data sources independently of any builder relationship.

Not based on listing photos

Staged photography and virtual renders are not inputs. Physical site visits by our field team supplement data for shortlisted properties.

Not a price forecast

The score reflects current investment quality. It does not guarantee appreciation. Past performance of similar corridors is shown separately.

Not static

Scores are recalculated quarterly as new RERA data, transaction records, and infrastructure milestones become available.
